LEASING PROCESS

IMPORTANT!  We know that it's a lot of information; however, please read over EVERYTHING.  We don't want any surprises!  The better informed you are, the better your lease experience will be. 

Prior to completing an application, please ensure that the property and lease agreement meets your needs and expectations.  Properties are rented AS-IS with few exceptions, so please be sure that you're ready to proceed. 

We require first AND last month's rent AND security deposit. 

Please do not submit an application unless you are ready to move forward with the leasing process.  This includes reviewing and understanding all leasing documents.

Once you have decided to move forward with the leasing process, we can start with the application.  Please verify that you have reviewed the Tenant Guidelines prior to submitting an application. 

There is a $55 application fee required per adult occupant, so please verify that ALL necessary adults have properly completed the application.  This fee includes the costs associated with running a background check, verifying the information provided, and, if approved, preparing the lease agreement.  By submitting the rental application, you consent to this charge.  The more information we have, the better, so please be as thorough as possible.

Timberview does not review an application until the application fee has been processed.

In order to project everyone's privacy, each applicant must have his/her own email address in order to submit the background check.

Once your application has been processed, your application will be reviewed in steps, and requests for additional information will be sent to the email provided.  

APPLICATION AND APPROVAL PROCESS

While we are processing your application, please review some our important documents including our lease agreement, move-in inspection form, etc.  We expect that these have been reviewed and that ALL questions are answered prior to completing the application process.

DOCUMENTS

IMPORTNANT: Once the application fee is processed for all eligible applicants, your position “in line” for the property is secured so long as you abide by the background check timelines.  This DOES NOT guarantee that the property will be rented to you.  Additional information may be required, such as but not limited: to verification of income, verification of employment, rental history information, and letters of explanation on past violations, criminal offenses, financial collections, etc.  Applicant(s) will have 48 hours to submit additional information or he/she may forfeit his/her application position.

LEASING PROCESS

Once all information has been verified and all applicants have been approved, we can start the leasing process.  A lease agreement will be created and emailed for review and signatures.  We highly recommend that you schedule time with the property manager and/or your real estate agent to review the lease.  NO MODIFICATIONS WILL BE MADE TO THE LEASE AGREEMENT, so please review the template version during the underwriting process. 

Applicant(s) will have 48 hours to sign the lease agreement and make the security deposit or he/she may forfeit his/her application position.

MOVE-IN PROCESS

Once the lease agreement has been signed by all necessary parties and the security deposit has been received, the applicant(s) may start the move-in process according to the lease start date.  All of the following items MUST be completed two business days PRIOR to moving in, occupying the property, etc.  Please do not expect to move in prior to this.

1. Utility verification

Please confirm with Timberview Properties for which utilities you are responsible.  Send verification to timberviewproperties@gmail.com.


2. Move-In Inspection completed and submitted (See form Here)

Please remember that the property is rented AS-IS.  With few exceptions, no repairs will be made.


3. Rent income deposited

All payments are received through our tenant portal and should be made electronically.  The PayNearMe option is available for those who do not have a bank account. You will receive access to the tenant portal once the lease has been signed by all parties.
